Building Control -

The Building Control division is responsible for ensuring that all building work carried out within the boundaries of the City of Windhoek meets current building codes and regulation requirements. Our Building Control service ensures that buildings are designed and constructed in accordance with the Building Regulations and associated legislation.

The division carries out the following services:

 

  • Building plan inspections

 

In terms of the Government Notice No, 57 of 28 April 1969, Building Plans will only be accepted for approval, if the Building Inspection Request Form (available under forms) is filled completely and if the applicable fees have been paid. Building Plans must be signed by the owner and his/her name and address must be shown on the plans. In the case of a registered architect, land surveyor or professional engineer, his profession and registration number (if any) must be shown.

 

  • Issuance of Building Permits

 

In terms of the application legislation, a Building Permit is required for the erection of any structure within the Windhoek Municipality jurisdiction to be obtained from the City of Windhoek. This includes alteration/renovations, conversion of one use to another as well as supplementary structures such as swimming pools and boundary walls.

  • Issuance of copies of building plans

 

To apply for copies of building plans, please note and ensure the following:

    • Completed application for Copies of Building Plan form (available under forms)
    • A full set of all available plans will be copied
    • Fees will be calculated on duplication of plans
    • Attached Identification (ID) of registered Owner
    • Original ‘Rates and Taxes’ or ‘Water/ Electricity Statement’

By submission of this application, it is the owner’s obligation to ensure that the buildings on the property correspond to approved building plans as discrepancies therein may cause a delay in the issuing of the Building Compliance Certificate and additional costs in applying for the same again.

Copies will be ready within two (2) working days

The City of Windhoek encourages property owners to privately archive a full set of their approved plans for future reference.

To apply for a compliance certificate, the applicant must complete the Compliance Certificate Application Form (available under forms)
